1. Um, yeah, Coronado Island would be VERY high on my list of places to live

Last time I was there was 11 months ago. Love that place. I'd be surprised if one can buy even a small, crappy house with no ocean view on that island for less than 500K, and I'd imagine anything remotely nice is 750K and up. That would be my guess.

I live in AZ cause it's reasonably cheap, I own a house here, and my partner is from here (and also owns a house here) and has a kid who's only 19 and not on his own yet. We'll likely move to California once he can take care of himself/gets his own place, most likely No. Cal though.
