4. Large HOAs have problems whereas small HOAs have less problems

I've lived in a 10-unit HOA and we rarely have any controversies. The company that manages our HOA finances held HOA board member symposiums for the HOAs they managed. I was the president of our HOA for 17 years and spoke with a number of board members from other HOAs and the larger the HOA the more problems they had. I've got to say, in our HOA we know each other and we tend to bet along. We recently held our annual meeting and agreed to a special assessment of $7,500 to repair our balconies. Most people were taken aback by the amount but agreed it was needed. The board agreed to move the payment of the assessment from February 1st to June 1st so people can get arrange their finances. Had we been an HOA with 50-units, all hell would have broken out.

If you have to live in an HOA, opt for a small HOA.
